Warner Lakes was built in stages, and your door tells you which one. The estate was released in 2005 southwest of the Old North Road and Kremzow Road intersection, planned to deliver around 1,100 homes. Compact precincts followed through the 2010s, including The Edge, a 93-dwelling small-lot stage completed in 2014, with later parkland-heavy stages reported finishing around 2016. That build history decides what door work the estate needs.
The 2005-stage houses are now about 20 years old. That’s a full working life for a builder-grade slider. By now the runners drag where they once glided and the seals have gone stiff. As the estate’s oldest stock, this first release is wearing out ahead of everything built after it. These homes are hitting their first real door replacement cycle, and settled openings rarely match a stock size. We build each door to measure at our 1,700 sqm Brendale factory, so a 2005 opening that’s moved a few millimetres out of square still gets a door that runs true.
The 2010s stages are a different job. Small-lot homes like the Edge precinct have less wall to spare, so the rear door often is most of the back wall. Slim aluminium frames earn their place there: they carry more glass per opening and let more light into a compact floor plan. Aluminium also resists rust and corrosion, which suits a door that gets slid open every day through a Brisbane summer.
Heritage stock barely comes into it here. The estate’s housing came out of the 2005 release and the stages that followed, so nearly every job is a replacement or upgrade of an estate-era slider or stacker. The suburb around the estate skews young: ABS figures for Warner, the suburb that contains Warner Lakes, show a median age of 33, more than half of families raising kids, close to half of homes owned with a mortgage, and about three people per household. Those households want the door fixed properly, once. So the door gets built roughly 10 minutes up the road, the crew that measured your opening installs it, and there’s no middleman margin between the factory and your patio.

On the estate’s small-lot stages there is little wall to spare beside the entry, so the panel layout is sized to the opening rather than picked off a standard width. A panel can also be built with ComfortEdge, meant to cut the heat moving through the door so rooms behind it hold a more even temperature.
