The estate’s housing came out of the 2005 release and the stages that followed, so nearly every job is a replacement or upgrade of an estate-era slider or stacker. Water at the sill soaks flooring and skirting, and repeat soakings can rot the sub-frame the door sits in. We replace the complete unit, sill included, with a new frame fabricated to the opening and sealed on installation. New rubbers on a worn sill rarely hold through the next storm season.
Wind-load requirements on wide door openings
Plenty of the estate's original family homes run the living area straight out to the patio through a full-width sliding or stacking door rather than a single leaf, and the wider the glazed span, the more wind pressure it has to hold. Under AS 2047, an external glazed door has to be rated for the wind load at its site. An under-rated wide door can flex in gusts, leak at the seals, work its hardware loose, and in a bad storm fail outright. Because we fabricate in-house at Brendale, we can size the frame and glass for the span you want and advise which systems suit your site's wind rating under AS 2047.
Safety glass requirements in door panels
The 2005-stage sliders went in with whatever glass the builder specified at the time, and twenty years on that same panel is usually still in the door. Most owners have never known what grade it is, and the question only comes up when the door is replaced or something breaks it. A door panel is where people and glass meet at speed, and the wrong glass breaks the wrong way. Replacement panels we fit get Grade A toughened or laminated safety glass, which AS 1288 requires in doors, cut and processed at our own factory.
