Bald Hills nearly tripled in size between 1961 and 1971, growing to around 6,000 people as new streets pushed north toward the South Pine River. Subdivision had started with the Richmond Heights estate in 1959, and the suburb mostly kept the shape it set then. Location adds its own pressure. The Gympie Arterial runs through the middle of the suburb, and the North Coast rail line has crossed it since 1888. What either corridor means for noise varies house by house, so we’d rather assess your opening than promise numbers off a webpage. The bigger factor is water. The suburb’s northern and eastern edges run down to low flats near the South Pine River and the Tinchi Tamba wetlands, and local profiles note flood and overland-flow risk on that ground. We can’t tell you what that means for your block without seeing it. What we can say is that storm-season drainage and proper weather sealing matter more on low ground, and we spec door sills with that in mind.
