Warner Lakes was released in stages, so window age here reads by street rather than by suburb. The estate went in from 2005, southwest of where Old North Road meets Kremzow Road. Building carried on for more than a decade. The Edge, a 93-home small-lot precinct, was finished in 2014, and later stages ran through the mid-2010s. Two houses a short walk apart can sit a decade apart in window age.

That gap changes the job. On the 2005 streets, owners notice it one thing at a time. A double-hung sash stops staying up. Wind a stiff awning handle and it spins without catching. Water pools on a sill after a storm and takes days to clear. A window lock stops lining up as the frame settles with age. Around twenty years of Brisbane weather does that to builder-grade aluminium, and the faults arrive in clusters, so the sash that dropped is rarely the last. That is why the whole house is worth measuring at once, with the worn openings built together and installed on a single booking. The mid-2010s streets sit well short of that age, so most of those windows have years left. Those owners tend to call about one problem window, or because a new room needs an opening that matches what’s already there.

Then there’s which way the house faces. Homes near Warner Lake and Frank Nichols Reserve have an outlook worth glazing for. Wider sliders and bigger fixed panes, with louvres where the breeze comes through. Rooms looking onto Sarbi Park on Swan Parade face council open space rather than a neighbour’s wall, so clear glass and a larger pane cost nothing in privacy. Traffic is a separate question. Kremzow Road is the main connector through here and backs up at peak, so houses close to it want glass chosen for noise control. A sealed double-glazed unit cuts outside noise compared with single glazing.

The compact streets from the same estate want close to the opposite. Windows there sit an arm’s length from a fence or a neighbour’s wall. Those openings need obscure glass and screens on anything that opens, plus some thought about placement.
