Griffin windows, made just up the road in Brendale
Griffin is about 15 km from our factory at 241 Leitchs Road, Brendale, and our installers pass through on regular North Brisbane runs. We manufacture every window we fit, so a Griffin order goes from our factory floor to your opening without a middle supplier. And with local property reporting showing the suburb's land supply effectively sold out, window work here now means improving homes that already stand.
12,295 residents (ABS 2021 Census)
We make and fit windows for Griffin, about 18 min from our Brendale workshop.
Why Griffin chooses custom aluminium glass windows
Griffin’s houses stand closer together than almost anywhere else we work on Brisbane’s northside. At the 2021 Census, 26.7% of the suburb’s occupied dwellings were semi-detached or townhouses, next to 72.2% separate houses on compact modern estate lots and almost no flats. The population went from 2,358 in 2011 to 12,295 in 2021, so nearly all of that housing is recent estate stock. Put the two together and the picture is a bedroom window that looks straight into the neighbour’s, at the same height, facing the same way.
That proximity changes what a window has to do. On acreage, clear glass everywhere works fine. Here, obscure glass, sill height, louvre blade angle and which way each opening faces decide whether the blinds ever get to stay open.
The suburb’s edges add a second pressure. Griffin sits between the Bruce Highway and Hays Inlet, with Freshwater Creek to the north, the North Pine River to the south and wetland running up the river mouth. Storm fronts crossing that low, open country arrive with little in their way, and our glass repair and replacement service gets the call when they hit. Under the NCC, new windows in habitable buildings must meet AS 2047, the Australian standard that rates windows for wind pressure and water penetration.
There’s also nowhere left to build. A June 2026 local property market report found land transactions fell from 612 in the year to March 2021 to just 7 in the year to March 2026, so Griffin’s window work now happens in homes that already stand. Major renovations can trigger Queensland’s 7-star energy rules, in force since 1 May 2024, and a larger extension can amount to a major renovation; glazing is among the biggest factors in the rating. A like-for-like replacement usually doesn’t trigger those rules, and we’ll tell you plainly which side of that line your job sits on before we quote.
We’ve made and fitted windows since 1972. Every Griffin order is fabricated at our 1,700 sqm Brendale factory and installed by our own Cert III qualified crews, glazing and carpentry both.
Aluminium glass windows we make for Griffin
Five aluminium styles cover almost every Griffin opening: sliding, awning, casement, double-hung and louvre, plus double-glazed options across the range. Each one is made to your measurements at Brendale, in your choice of frame colours and glass types.
Common window problems we solve in Griffin
Privacy glass on compact lots
26.7% of Griffin's dwellings are semi-detached or townhouses, and even the separate houses sit on compact modern estate lots, so windows often face a neighbour's window a few steps away. Clear glass in that position means the blinds stay shut and the room loses its light. We quote obscure and textured glass across the same five aluminium styles, and we can set louvre banks with Breezeway blades angled so air moves while the sightline stays blocked.
Storm damage window replacement
Griffin's eastern side runs into wetland at the mouth of the North Pine River, with Freshwater Creek to the north and Hays Inlet beyond, so storm fronts cross low, open country before they reach the houses. A broken pane in storm season is a security and weather problem the same day it happens. Glass repair and replacement is one of our core services. Griffin sits inside the regular runs our fleet makes from Brendale, and we fabricate in-house, so replacement glass doesn't wait on a third-party fabricator.
7-star energy rules on new window work (NCC)
Since 1 May 2024, Queensland applies the NCC 2022 7-star energy rating to new builds and major renovations, and glazing is among the biggest factors in the score. With Griffin's land supply reported as effectively sold out, most new window work here is extension and renovation work. Choose the wrong glass on an extension and the energy assessment can fall short before framing starts. We supply double-glazed units and performance glass options for extension and renovation work. And when your job is a like-for-like swap that doesn't trigger the rules, we'll say so before you spend extension money on it.
Condensation and mould around single-glazed windows
On cool nights the inside face of a single pane drops toward the outdoor temperature, and moisture in a closed-up, air-conditioned room settles on it. Most Griffin homes were built after 2011, before the 7-star energy rules that now drive double glazing in new builds took effect. That water feeds mould on frames and sills, and with 53.5% of Griffin homes rented it often lands as a tenant complaint on an owner's desk. A double-glazed unit keeps the inner pane near room temperature, so the moisture has no cold surface to settle on. For Brisbane we spec glass on solar heat gain alongside insulation, following the window rating frameworks' climate guidance.

Architectural glass windows in Griffin
Searchers looking for architectural glass windows in Griffin usually mean full-height glazing, corner windows, banked louvres or a size no stock catalogue carries. There's no separate product line behind that phrase. The same five aluminium styles we make every day get cut to the exact opening, in custom widths and heights. Because fabrication happens at our own Brendale factory, a design-led job is mostly a measurement problem, and measurement is the part we control. Our installers hold Cert III qualifications in glass and glazing and in carpentry, which matters when a full-height frame needs the opening reframed. Glass selection follows AS 1288, the standard that sets where toughened or laminated safety glass must go, including glazing near floor level. Bring us the drawings and we'll tell you what the Vantage system can do with them.
Why Griffin trusts Superior Glass
Superior Glass Brisbane has made and installed windows since 1972 and is family owned. Every Griffin window is fabricated at our 1,700 sqm factory and showroom at 241 Leitchs Road, Brendale, then installed by our own crews rather than subcontractors. Our installers hold Cert III qualifications in glass and glazing and in carpentry, so the same crew can reframe an opening and glaze it. We supply Vantage aluminium window systems with Breezeway louvre blades, in five styles: sliding, awning, casement, double-hung and louvre, plus double-glazed options. Queensland law requires a QBCC glass, glazing and aluminium licence for this work, and we're QBCC licensed and insured. AS 1288 governs glass selection and installation, setting where toughened or laminated safety glass must go, and under the NCC new external windows must meet AS 2047, the standard covering wind pressure and water penetration ratings. Quotes are free and include an on-site measure, and window installations carry our workmanship guarantee.

Aluminium Glass Windows in Griffin: your questions answered
Yes. Obscure and textured glass comes as an option across our five aluminium window styles, all made to measure at our Brendale factory. A common setup on compact lots pairs obscure glass on the neighbour-facing side with clear glass elsewhere, or uses Breezeway louvre blades angled to block the sightline while air still moves. Quotes are free and include an on-site measure.
Griffin is inside the regular North Brisbane runs our service fleet makes from Brendale, about 15 km away. Glass repair and replacement is one of our core services, and because we fabricate in-house we're not waiting on an outside supplier for glass or frames. Call 07 3353 1588 as soon as the damage happens and we'll work you into the schedule.
It depends on the scale of the work. Queensland adopted the NCC 2022 7-star energy provisions on 1 May 2024 for new builds and major renovations, and a larger extension can amount to a major renovation. Glazing is among the biggest influences on the rating. A like-for-like repair or same-size replacement generally doesn't trigger them. We supply double-glazed and performance glass options, and we'll tell you before quoting which rules apply to your job.
In most cases it helps a lot. A double-glazed unit holds two panes around a sealed gap, which keeps the inner pane near room temperature, so moisture in a closed-up room has no cold surface to settle on. For Brisbane we weigh solar heat gain alongside insulation, following the window rating frameworks' climate guidance. That matters to Griffin landlords: 53.5% of the suburb's homes are rented, and mould complaints come back to the owner.
