Why Griffin chooses custom aluminium glass windows

Griffin’s houses stand closer together than almost anywhere else we work on Brisbane’s northside. At the 2021 Census, 26.7% of the suburb’s occupied dwellings were semi-detached or townhouses, next to 72.2% separate houses on compact modern estate lots and almost no flats. The population went from 2,358 in 2011 to 12,295 in 2021, so nearly all of that housing is recent estate stock. Put the two together and the picture is a bedroom window that looks straight into the neighbour’s, at the same height, facing the same way.

That proximity changes what a window has to do. On acreage, clear glass everywhere works fine. Here, obscure glass, sill height, louvre blade angle and which way each opening faces decide whether the blinds ever get to stay open.

The suburb’s edges add a second pressure. Griffin sits between the Bruce Highway and Hays Inlet, with Freshwater Creek to the north, the North Pine River to the south and wetland running up the river mouth. A like-for-like replacement usually doesn’t trigger those rules, and we’ll tell you plainly which side of that line your job sits on before we quote.

7-star energy rules on new window work (NCC)

Since 1 May 2024, Queensland applies the NCC 2022 7-star energy rating to new builds and major renovations, and glazing is among the biggest factors in the score. Condensation and mould around single-glazed windows

On cool nights the inside face of a single pane drops toward the outdoor temperature, and moisture in a closed-up, air-conditioned room settles on it. Most Griffin homes were built after 2011, before the 7-star energy rules that now drive double glazing in new builds took effect. That water feeds mould on frames and sills, and with 53.5% of Griffin homes rented it often lands as a tenant complaint on an owner's desk. A double-glazed unit keeps the inner pane near room temperature, so the moisture has no cold surface to settle on.
